F-11/1 is one of the greener, quieter corners of Islamabad, and Royal Cottage makes the most of it from a spot on Hamza Road with Ammar Park a couple of hundred metres away for a morning stroll. Each room is air conditioned and comes with a bed, mattress and attached bathroom already sorted, and there is a refrigerator on hand for guests who want to keep a few things cold. Wi-Fi runs through the property and filtered drinking water is always available. Rates sit between PKR 12,000 and PKR 19,500 per day. The neighbourhood is easygoing, with International Islamic Grammar School close by and Abbasi Hotel and Restaurant within walking distance when you would rather eat out. For university visitors the distances are a little longer here: VU Islamabad and NUST are both around three and a half kilometres away, with Muslim Youth University a shade further, so a quick ride into the sector or beyond is the sensible way to travel. It works well for families and visitors who value a calm, cooled base in F-11 over being right on top of a campus, without giving up any of the everyday comforts.
